Why We’re Different

The Just In Time program is designed to provide each Customer with a friendly, organized roadmap of the process of buying a new home. This process begins at the Customer’s first meeting with a Sales Representative and concludes with the Final Pre-Occupancy Inspection with your Builder. We believe that the sharing of mutual knowledge on a Just In Time basis between each Customer, Sales Representative and Builder will result in a smooth and enjoyable new home buying experience.

Phase I. Pre-Contract Stage

1. Meet your Sales Representative.
When you first meet with your sales representative, we encourage you to describe your new home search experiences, the type of new home you desire, and the features you would like in your new home. Discuss your financial concerns so that the Sales Representative can provide you with the home styles and features that fit within your budget.

2. Select Your Lot and Home Style

3. Tour the Curtis Design Studio (Optional)
If you wish, you can tour the Curtis Design Studio to become familiar with the wide-ranging selections and options available. Everything you need for your new home is there to view including flooring, cabinets and hardware, custom built-ins, countertops, fireplaces and mantles, plumbing, light fixtures, mouldings, exterior facades, home theater systems, furniture, accessories and much more.

Phase II. Contract Stage

4. Writing Your Sales Agreement
Your Sales Representative will write a Sales Agreement, you will choose structural options and request any custom designs. The Sales Representative will review and explain the following: (1) House Elevation and Floor Plan, (2) Sales Agreement, (3) General House Site Plan, (4) Community Disclosure Statement, (5) Consumer Rights Booklet, (6) State Attorney General’s New Home Booklet, (7) Homeowner’s Manual, (8) Sample RWC 10-Year Limited Warranty, (9) Final Pre-Occupancy Inspection and Policy and (10) Home Inspection Policy.

5. Meet with a Loan Officer
Speak with a Custom Home Loan Program (CHLP) representative, who will discuss your financing options, as well as pre-approve your home loan. To have realistic figures for sales price and options, this meeting may coincide with Steps 4 and 6 of the Just In Time program.
After your initial meeting, the CHLP team will compile the necessary information to move your financing forward, including W-2s, paystubs, bank statement, etc.

6. Selection Meeting at the Curtis Design Studio
The Sales Representative will contact you when the Sales Agreement is ratified by your Builder and will make an appointment for you at the Curtis Design Studio. At this meeting, you will make all selections including flooring, appliances, cabinetry, countertops, exterior color schemes, lighting and bath fixtures. Requests for pricing on custom designs are also created at this time.

7. Accept Your Custom Designs
As soon as you’ve ratified your custom designs, the CHLP team will order your appraisal. Upon completion of the appraisal, the CHLP team will contact you to revisit the configuration of your financing.

8. Final Paper Review
Within three weeks after accepting your custom designs you will meet with your Sales Representative for the final paperwork review. At this meeting, you will finalize all paperwork to include selections, options and custom designs. Please note that any modifications or additions to your home after this meeting will incur a $500.00 Change Order Fee plus the cost of the change.

9. Start Meeting
Your Sales Representative will schedule a Start Meeting with you and your Builder upon completion of Step 8 and receipt of your loan approval. Your Builder will present and review your Start Package, complete with the site plan, building permit and Sales Agreement documents. The Start Meeting is not a time to make changes because engineering, stakeout, foundation excavation, building permit processing and ordering of materials will be in process or completed. All questions and requests after the Start Meeting must be directed to the Sales Representative.

10. Pre-Electrical Walk-through
At this point you will meet with the Electrician to determine final placement of lighting.

11. Pre-Drywall Inspection
Prior to installation of drywall, the Sales Representative will schedule a meeting with you and your Builder to complete and sign the Close-In Inspection Checklist. You are asked to bring your copy of the Start Package, which you received at the Start Meeting.

12. Final Pre-Occupancy Inspection
The Sales Representative will schedule a meeting with you and your Builder to complete the Final Pre-Occupancy Inspection Checklist. After the list is completed to your satisfaction, you will be asked to sign the form.

13. Your Home is Complete
After completion of the Final Pre-Occupancy Inspection Checklist, the Builder will only be responsible for completing items covered under the Residential 10-Year Limited Warranty. For items that are not covered under the Warranty, a list of subcontractors and their phone numbers will be supplied to you.

14. Final 30-Day Service Request Form
Schedule an appointment with the Builder (30 days from settlement) to complete any requests that you have submitted to the builder, on the 30-day final form. Typically, your service requests will take one day to complete.
